Our Services - Landlord and Tenant

This firm acts for both landlords and tenants in relation to various landlord and tenant matters and disputes. These may be in relation to tenancy agreements for flats and houses held under either assured shorthold tenancies, statutory tenancies or other types of lettings, such as to companies. We are able to advise on and provide the relevant tenancy agreements, deal with enforcement of any terms of the tenancy agreement and at the end of the term ensure vacant possession of the property, preparing and serving all relevant Notices.

We also have extensive experience in dealing with properties held on long leases where disputes may arise as a consequence of non-payment of service charges and this may include referrals to the Leasehold Valuation Tribunal for a determination as to the reasonableness of the service charges. Other breaches of a lease may occur, such as unlawful alterations by a tenant or unlawful sub-lettings and again, we would act to ensure enforcement of the terms of the lease.

Changes in the legislation now give tenants much greater rights, to include setting up a right-to-manage company which can take over the management of a block from a landlord, particularly where a building is not being run properly. We are able to provide advice as to the procedure involved.

Lease extensions and the purchase of freeholds from the landlord by a group of tenants is an area which is now becoming more commonplace - particularly when a flat is held on a short lease. We act for both landlords and tenants in relation to such matters and are able to advise as to the entitlement of such rights and the procedures involved.
